Most finance brokers have never stood on a site. We have.

Hunter Grey has been developing and regenerating property across the North West for 22 years. The finance arm exists because we spent two decades raising this money for our own schemes and got good at it.

So when we read your appraisal, we read it the way we read ours. We know which gross development values a valuer will cut. We know what a monitoring surveyor looks for at wall plate. We know why a scheme that stacks on paper stalls at first fix.

We're brokers, not lenders. We place your deal with whichever lender's appetite actually fits it, not the one paying us to fill a panel.

We work with limited companies, SPVs and corporate borrowers only. Developers, landlords holding through a company, and businesses. Not individuals.

Why use a broker

A decline isn't a verdict.

  • A decline isn't a verdict. When a lender turns your scheme down, they haven't judged it unfundable, they've judged it outside their current appetite. The same file often funds elsewhere at a similar price. Knowing which door to knock on is most of this job.
  • We're independent. No lender owns us and no panel pays us to place business. Where a deal doesn't work on the terms you want, we say so early, while you can still restructure it, rather than run your file round the market and shred your credit profile.
  • We present files the way credit committees read them. Appraisal, cashflow, build programme, exit, comparables. A well-prepared application isn't tidiness; it changes the terms you're offered.
  • We come from development. Our group builds its own schemes across the North West, so we read your deal from the borrower's side of the table, not just the broker's.
About the conflict, because you're going to ask

You've spotted the obvious problem: why would you show your scheme to a firm that might want the site? Our position, in writing.

Your file stays with the finance team

Scheme details, site addresses, appraisals and vendor information are not passed to our development team. Not as a courtesy, as a term of doing business with us.

We will not bid on your site

We'll put that in writing before you send us anything, if you want it.

Any overlap, and we decline

If you're looking at a site we're under offer on, or already own, we'll tell you within a day and decline the mandate.

Reputation costs more than any site

We'd rather lose a deal than earn a reputation for reading developers' files. In this market that reputation would cost us far more than any single site is worth.

A lender who has funded schemes two miles from your site underwrites your comparables faster and more confidently than one who hasn't. Our own developments and our deepest lender relationships are concentrated here.
