That gap is what pushes a case from bridging into development finance.
  • Apartment schemes and build to rent. A lender looks at the end value per unit, the absorption rate if you are selling and the covenant if you are renting. Bringing a view on both, rather than one, is what separates a scheme that funds from one that stalls at credit.
  • HMOs around the universities. Fallowfield, Withington, Rusholme. Article 4 directions apply across parts of the city, so a small HMO conversion that would be permitted development elsewhere needs planning permission here. Lenders ask about Article 4 and licensing before they ask about yield.
  • Industrial and semi-commercial in the inner ring. Trafford Park, Openshaw, Gorton. Owner-occupier commercial mortgages and investment cases on multi-let estates, where the tenant mix does more to set the rate than the postcode does.
