What we are asked to fund in Birmingham.
We are a North West firm and we say so. The lender panel is national, so a Birmingham scheme is funded on the same terms as one in Manchester; what changes is the valuer, the comparables and how well you know the ground.
- City-centre and fringe apartment schemes. A large pipeline with a lot delivered. Lenders price on end value and absorption rather than on the postcode, and a scheme that cannot evidence its comparables struggles regardless of how good the site is.
- Conversion and change of use. Former offices and older commercial stock turned into flats. The split between bridging and development finance comes down to how much of the value exists on day one and how much only arrives with the works.
- HMOs and the student market. Selly Oak, Edgbaston, Harborne. Article 4 directions apply across parts of the city, so small HMO conversions need planning permission rather than permitted development. Licensing applies to larger HMOs. Both are underwriting questions.
- Industrial and multi-let commercial. The Black Country and the eastern corridor. Owner-occupier commercial mortgages and multi-let investment cases, where the tenant mix sets the rate more than the location does.
