Property developers in Manchester and the North West.

Residential-led regeneration, build-to-rent and co-living. 22 years of schemes across Greater Manchester and the wider North West.

A developer, not a list

We are a developer. Here is what we have actually built.

Search "property developers in Manchester" and the top result is a marketing agency's blog post listing five firms. Useful, but it is a list, not a developer.

Hunter Grey has spent 22 years developing and regenerating property across the North West. Our work is residential-led: bringing older and underused buildings back into use as homes, and reinvigorating the areas around them.

We build at scale: 435 units delivered, made up of 390 build-to-rent and 45 co-living homes across Greater Manchester and beyond.

The evidence

Our developments.

Real schemes: name, location, number and type of units, and the year we completed them. This is what a landowner or joint-venture partner checks before they pick up the phone.

Our recent schemes are being added here, with photographs, locations, unit counts and completion dates. Ask us about a specific development in the meantime.

Build to rent

390 build-to-rent units delivered.

Build-to-rent means purpose-built rental homes, designed to be owned and managed as a single operation rather than sold off piecemeal.

It is a discipline of its own: designed around long-term tenants, management efficiency and durability, not around a quick sale. Getting it right takes experience in exactly the things that do not show up on a floor plan. Our 390 units are the evidence of that experience.

This is a record of what we have built, not a place to rent a flat. If you run institutional capital and want to talk about forward funding or investment, tell us and we will point you to the right conversation.

Co-living

45 co-living units, a model most developers have never built.

Co-living pairs private space with substantial shared amenity: private studios, shared kitchens, workspace and social areas. It is a newer form in the UK, and delivering it well means understanding how people actually use shared space, not just drawing more doors onto a plan.

What we are known for

Residential-led regeneration.

Regeneration means taking a building with a history, an old mill, a redundant commercial block, a tired town-centre building, and making it into homes, while dealing with the planning complexity, construction risk and community context that a green-field site does not carry.

It is slower and more difficult than building on open land. It is also what leaves an area better than we found it, which is the part we care about.

Where we work

Concentrated in the North West.

  • Greater Manchester. Our home patch, where our deepest relationships and local knowledge sit.
  • The wider North West. Merseyside, Cheshire, Lancashire, plus Liverpool and Leeds.

Local knowledge is not a slogan in development. It is what tells you which sites work, which councils are difficult, and what will actually sell or let in a given area. Ours is concentrated here.

What this means for your scheme

We finance what we know how to build.

  • Development finance. Ground-up and conversion funding for limited companies and SPVs. We have drawn down on schemes like the ones above, so we read an appraisal the way a lender does before it reaches the lender. Development finance →
  • Bridging. To buy before planning, beat an auction deadline, or fund the works that make a building mortgageable. Bridging finance →
  • Joint venture. If you have a site but not the capital to develop it, a joint venture lets you share in the finished value rather than selling at land value. Joint ventures explained →
  • Commercial mortgages. For holding the finished asset, or for the semi-commercial and mixed-use buildings that make up much of town-centre regeneration. Commercial mortgages →

FAQ

Developments, answered.

Who are the property developers in Manchester?

Manchester's larger schemes are led by firms like Renaker, Salboy and Property Alliance Group. Hunter Grey works at a different scale: residential-led regeneration, build-to-rent and co-living, typically 20 to 100 units, across Greater Manchester and the wider North West.

What does Hunter Grey build?

Residential-led regeneration, build-to-rent (390 units delivered) and co-living (45 units delivered), across the North West.

What is residential-led regeneration?

Development where the finished use is primarily homes, typically converting older or commercial buildings rather than building on open land. It is most town-centre regeneration in practice.

What areas do you develop in?

Greater Manchester, Merseyside, Cheshire, Lancashire, plus Liverpool and Leeds.

Do you buy development sites?

Yes, with or without planning permission. We are a developer buying to build, not a middleman flipping sites on. Tell us about the site and we will say quickly whether it is one for us. Get in touch →

Do you do joint ventures?

Yes, with landowners and other developers. A joint venture lets a landowner take a share of the finished scheme rather than selling the land outright. Joint ventures →
