Need to sell quickly?
We buy houses, flats, commercial and office property across the North West. Any condition, no chain, no agent fees. Completion in as little as 28 days, subject to T&Cs.
We buy property. Quickly, and for cash.
We buy property directly, with our own money. We're not an estate agent and not a broker, so you get a straight answer, a fair price, and a sale that completes in weeks, not months.
Residential property
Houses and flats, tenanted or vacant, in any condition, including probate, inherited and distressed sales.
Commercial property
Shops, industrial units, mixed-use and investment property, with or without tenants.
Office buildings
Offices for continued use or conversion to homes, which is our core regeneration work.
Light industrial units
Workshops, warehouses and trade units, single lets or estates, with or without tenants.
Pubs
Trading, closed or former pubs, whether for continued use or conversion and redevelopment.
Land & sites
Plots and development sites, with or without planning, from small infill to strategic land.
- Completion in as little as 28 days. When you need to move fast, we can usually complete inside 28 days, subject to T&Cs.
- Difficult sales are welcome. Repossession, a broken chain, probate, a vacant or problem building, a short lease. The things that stall a normal sale are exactly what we handle.
- No estate agent fees, no chain. You deal with us, the buyer, directly, and we cover reasonable legal costs on many purchases.
What we do with what we buy.
We're not flippers. Most of what we buy we develop ourselves, from residential-led regeneration to build-to-rent, which is why we can move quickly and pay a fair price up front. Six kinds of project:
Residential-led regeneration
Old and commercial buildings turned into homes. This is our core work.
Build to rent
Homes built to rent, at scale.
Co-living
A newer kind of shared living most developers haven't built.
New build
New homes built from the ground up.
Mixed use
Homes above shops or offices, the usual shape of town-centre regeneration.
Refurbishment & conversion
Reworking existing buildings, including permitted development.
Delivered, not planned.
In over 22 years we've built residential-led schemes across the North West. A full list of finished projects, with locations, unit numbers and dates, is available on request.
- Build-to-rent and co-living, delivered. Purpose-built rental across the North West, including co-living that most developers haven't tried.
- 22 years of building. Residential-led regeneration across Greater Manchester and the wider North West.
Finished
FinishedFour steps, no estate agent.
The same process whether you're selling a house, a shop, an office, an industrial unit, a pub or a site. No viewings, no chain, no fees.
Tell us about it
Call us or fill in the form. We just need the address, the type of property and roughly where you're up to.
We make an offer
We look at recent sold prices and the condition, then give you a figure and explain how we reached it. No obligation.
Solicitors do their bit
Accept and we instruct straight away. We buy with our own money, so there's no lender or chain to wait on.
You get paid
Completion in as little as 28 days, subject to T&Cs, or a later date if that suits you better.
We're the buyer, not a middleman. Many firms that offer to buy your property plan to sell it on. We keep and develop what we buy, so there's no broker's cut between you and our offer. Agents and introducers are paid or retained.
Don't want to sell outright?
Selling isn't the only way. If your property or site has real potential, a joint venture (JV) lets you keep a share of what it's worth once it's finished. In plain terms: you put in the property, we put in the money and the building work, and we split the value at the end.
The property
A building or site with potential, and no need to fund or manage the work yourself.
The delivery
22 years of building, our own construction team and access to development funding.
A share of the finished value
Rather than selling at today's value and watching someone else take the profit.
Shared risk
A joint venture means sharing the downside too. That's the honest half most joint venture pages leave out.
We set up joint ventures with owners, landowners, agents and other developers. Joint ventures explained →

Who are the biggest property developers in Manchester?
Manchester's development market is led by firms like Renaker, Salboy and Property Alliance Group on large city-centre schemes. Hunter Grey works at a different scale: residential-led regeneration and build-to-rent, typically 20 to 100 units, across Greater Manchester and the wider North West.
What does residential-led development mean?
The primary use of the finished scheme is homes, even where the site was previously commercial or industrial. It is most town-centre regeneration in practice: an old mill, warehouse or office becoming apartments, sometimes with retail retained at ground level.
What is build to rent?
Purpose-built rental housing, owned and managed by a single operator rather than sold off to individual buy-to-let landlords.
What is co-living?
Private studios with substantial shared amenity: kitchens, workspace and social areas. It is a newer model in the UK and most developers haven't built one.
How does a joint venture work in property development?
A landowner contributes the site, a developer contributes delivery, funding and expertise, and both share the finished scheme's value. It is the alternative to selling at land value. It means more upside and more risk. Joint ventures explained →
Do you buy land without planning permission?
Yes. What you receive is existing use value, which is materially lower than with consent. If your site would be worth substantially more with planning, we'll tell you, including when that means waiting, or selling to someone else. Sell your land →
What areas do you cover?
Greater Manchester, Merseyside, Cheshire and Lancashire, plus Liverpool and Leeds. Our own developments are concentrated here and local knowledge is what makes a site appraisal accurate.
