Who we are

Residential-led regeneration, not green-field housing.

Hunter Grey is an independent property development and regeneration company working across the North West of England.

We've been doing it for 22 years, and our focus has stayed consistent: residential-led regeneration, bringing older buildings back into use and reinvigorating the area around them.

That's a different discipline from putting houses on a green field. It means dealing with buildings that have a history, planning contexts that are rarely simple, and construction risk you can't fully price until you open the walls up. It's also why we're a recommended development partner for a number of regional and national agents.

We're based at Union Street in Oldham, and we work across Greater Manchester, Merseyside, Cheshire, Lancashire, Liverpool and Leeds.

What we build

Six kinds of scheme.

Residential-led regeneration

Older and commercial buildings converted to homes. Our core work.

Build to rent

Purpose-built rental at scale.

Co-living

A newer model, and one most developers still haven't built.

New build

Ground-up residential schemes.

Mixed use

Residential above commercial, which is most town-centre regeneration in practice.

Refurbishment & conversion

Including permitted development.

Recent developments

Delivered, not planned.

Over 22 years we've delivered residential-led schemes across the North West. A detailed portfolio of completed schemes, with locations, unit counts and completion dates, is available on request.

  • Build-to-rent and co-living delivered. Purpose-built rental across the North West, including a co-living model most developers still haven't built.
  • 22 years of delivery. Residential-led regeneration, concentrated in Greater Manchester and the wider North West.
Land and sites wanted

Have land or a building?

We're always interested in hearing from landowners, property owners and agents with land or buildings suitable for development.

  • Greenfield and brownfield sites
  • Urban and rural locations
  • With or without planning permission
  • Commercial premises and hotels suitable for redevelopment
  • Mixed-use residential / commercial
  • Medium and long-term strategic land

We're the developer, not a middleman. Most companies offering to buy your land intend to sell it on to someone who builds. We build. There's no broker margin between you and our offer. Agents and introducers are rewarded or retained.

Joint ventures & partnerships

You have a site. We have delivery.

You have a site. We have 22 years of delivery, a construction team and access to funding.

A joint venture lets a landowner or a smaller developer take a share of the finished scheme's value rather than selling at land value and watching someone else take the upside. It also means sharing the risk, which is the honest half of the pitch that most JV pages leave out.

We structure joint ventures with landowners, agents and other developers.

    FAQ

    Property development, answered.

Who are the biggest property developers in Manchester?

Manchester's development market is led by firms like Renaker, Salboy and Property Alliance Group on large city-centre schemes. Hunter Grey works at a different scale: residential-led regeneration and build-to-rent, typically 20 to 100 units, across Greater Manchester and the wider North West.

    What does residential-led development mean?

The primary use of the finished scheme is homes, even where the site was previously commercial or industrial. It is most town-centre regeneration in practice: an old mill, warehouse or office becoming apartments, sometimes with retail retained at ground level.

    What is build to rent?

Purpose-built rental housing, owned and managed by a single operator rather than sold off to individual buy-to-let landlords.

    What is co-living?

Private studios with substantial shared amenity: kitchens, workspace and social areas. It is a newer model in the UK and most developers haven't built one.

How does a joint venture work in property development?

A landowner contributes the site, a developer contributes delivery, funding and expertise, and both share the finished scheme's value. It is the alternative to selling at land value. It means more upside and more risk. Joint ventures explained →

Do you buy land without planning permission?

Yes. What you receive is existing use value, which is materially lower than with consent. If your site would be worth substantially more with planning, we'll tell you, including when that means waiting, or selling to someone else. Sell your land →

    What areas do you cover?

Greater Manchester, Merseyside, Cheshire and Lancashire, plus Liverpool and Leeds. Our own developments are concentrated here and local knowledge is what makes a site appraisal accurate.
